Preston Farm Planning Application: Consultation now live.

Site officially known as: Land north of Lower Road and west of Little Bookham Street.

As expected, following the decision by Mole Valley District Council to resume HM Government's examination of the Local Plan, Thakeham Homes have submitted an outline major planning application for the parcel of land extending from the north of Lower Road to Fox Lane and west of Little Bookham Street, Little Bookham.  

The application was made on 22nd January but wasn't published until 16th February by MVDC with 50 documents associated with the application. We understand this was due to MVDC determining the validity of the application.

 A development of this size will have a significant impact on the Bookhams.  The BRA would encourage residents to look at the application, and comment as they feel appropriate.

MVDC's Planning Portal gives the following "Proposal Description" of the planned development:

Outline application with all matters reserved except for means of access for a residential led mixed use development including the erection of:

  • up to 200 No. Dwellings

  • a community building of up to 929sqm (Use Class E and/or F)

  • gypsy and traveller pitches up to 0.2ha

  • SANG and public open space

  • landscaping

  • surface water drainage and all other associated infrastructure

  • and the demolition of 330 Lower Road.

Bookham’s Councillors tried unsuccessfully to have this Green Belt site removed from the Local Plan. Therefore it is important that Bookham residents who wish to make their views known comment on the application.

The BRA fully appreciates the need for additional housing in the area, but to develop in such a highly concentrated way on this site is not appropriate.   This major development will impact many across Bookham and Effingham, and with the Howard of Effingham and Wisley developments in the pipeline there will be a major impact on day to day life.

The BRA will comment on the planning application by submitting a fully detailed Letter of Representation prior to the end of consultation date of 21st March which will address the following areas of concern: 

  • Access and traffic issues

  • Green Belt

  • Natural drainage and flood risk

  • Sewerage and drainage issues

  • Trees and heritage assets

  • Infrastructure
